Why Should Denver CO Homeowners Still Consider Using Traditional Roofing Materials in 2020?

It's the New Year, and it's definitely the best opportunity to make some changes -- in decision at least -- before the winter even ends. In many cases, Denver CO homeowners might find it better to just go with a metal roof or asphalt shingle-cut and painted metal roofing shingles. While they're great alternatives to traditional roofing materials, you're correct if you've seen something special and more "natural" in organic materials than otherwise.

Traditional roofing materials are naturally more affordable. For example, asphalt shingle roofs can deliver 15-20 years of excellent roofing. It's definitely shorter and portrays the weakness of asphalt shingle roofs especially when you compare it to metal roofing and other modern roofing materials. Alternatively, long-term organic roofing materials such as clay and slate tiles can deliver 70-100 years of excellent roofing while being thoroughly organic materials.

True enough, organic materials will still need consistent roofing inspections and maintenance. However, these services are affordable and cost only 10-30% of the usual roofing repair and replacement costs. In addition, most homebuyers are looking for homes that can deliver a roof that looks natural and are willing to pay top dollar for it. V. Guinta & Son Roofing has a great explanation to the fine advantages of organic roofing material such as clay roofing tiles in this example.

CLAY TILE ROOFING

Clay tile roofs have been used for hundreds of years, you can trace their origins back to China and the Middle East.  The popular roofing material eventually spread all throughout Asia and Europe and it was the Europeans who brought clay tiles to America back in the 17th century.  Clay tiles are still popular to this day not only for their aesthetic appeal but because of their ability to resist heat and their durability.

CHARACTERISTICS OF CLAY TILE

You can recognize clay tiles from their shape but it has other attributes such as it is resistant to breakage, it will last through the hot summers and cold winters very,  it is long lasting and fire resistant.  A quality clay roof will last for somewhere between 50 and 70 years and even well beyond that.  Clay tiles are often used with a specific style of architecture and you will find clay tiles on historical buildings, churches and towers.

Clay tiles come in two different shapes, you can get them in profile or flat styles.  Flat tiles are just that and they can be interlocking or not.  Profile tiles have different varieties, you can get them in the more common S-tile, pan and cover or interlocking. (Continued)

Even if they can still take a swipe against advanced and long-performing roofing materials, be mindful of the many flaws that organic roofing materials have. If you've been using metal roofing materials for the longest time, it's possible you're not familiar or might find it difficult to comprehend the new set of roofing problems you might encounter. Mikku and Sons has a great detailed list of flaws you may encounter.

1 – One of the biggest problems is using poor quality materials to install on your roof. Make sure you purchase tiles for your roof that are ASTM certified. The market for roofing materials has been strong and there's been a flood  low quality tiles pushed to consumers because of this. If you use non-ASTM certified tiles, your roof's lifespan will be significantly reduced and you'll have much more frequent need for repairs. Saving money in the installation will only cost you much more down the road.

2 – Even if you use top quality tiles, if you use inexperienced , unlicensed or amateur contractors to install them, you'll be sorry later. Make sure you're hiring a reliable, professional, properly licensed and insured company like this one to do the job. This goes for any repairs you need, also. Don't hire a handyman or someone that will do a cheap job for you to make any repairs on your roof. Make sure , again, that they're a professional roofing contractor.

3 – Material build-up on the tiles. The material tiles are made of is porous and susceptible to moisture and organic debris. If you have any trees that are constantly drooping leaves, branches, twigs or other debris on your roof, make sure you are diligent about removing it from your roof on a consistent basis. If you don't, the tiles will begin to wear out and crack, or the debris will work its way under the tiles and destroy the integrity of the underlayment.

4 – Storms and weather. Here in Arizona, we can have violent, sudden storms, especially during the monsoon season. High winds can knock tiles loose or cause them to slide, exposing the underlayment below. If you have trees near your roof, branches can sway in the wind and wreak havoc on your tiles. Make sure you check your roof after storms and have a professional roofing contractor inspect your roofs integrity at least once a year before the storm season starts. (Continued)
